Estate Agents. Meh. Foxtons Muswell Hill (together with the Islington Branch) require 2.5% on whatever my house sells for as their fee as sole agency responsible. No flexible deal - just a straight, no fuss 2.5%, no negotiations possible. Which sounds fair, that is until you apply it to your potential house sale value (which in my case made that percentage work out to be twenty one thousand pounds when you include the VAT on it too!!) Since when should it cost £21K with an Estate Agent to sell a residential property - and a sole deal at that?! Unbelievable that they won't consider a more fair price for their services.

We already pay a high level council tax and it hardly takes a massively increased effort to sell a slightly bigger property. Nothing that warrants THAT figure anyway. It's no wonder they have plush offices everywhere and too many Mini Coopers. I'd be better off buying the adverts from the Evening Standard myself and employing a sandwich board person on Islington Upper Street or rent a billboard or bus side..!

    i would recommend using a local agent rather than Foxtons - or a different chain

    as a buyer we found Foxtons to be useless - so decided that as a seller we couldn';t rely on them to be any better

    also others charge from 1.25% to 2% - many at 1.5%

    but you are right - it is a huge amount of mon ey - esp in good times when it only take a few visits to sell (but of course that may not the case now)

    Yes, lower percentages with Local Agents - good idea. We have now turned to the £300 fee of Urban Sales & Lettings which features our house on all the biggy portals - rightmove.co.uk, primelocation.com, findaproperty.com, Globrix and Zoopla - can't go wrong! (We hope).
    PS No I am not an agnet or advertising them, but compared to £21k with Foxtons (who don't negotiate sole agency), it's definitely worth a go!
